Adagio is a two-tower development planned for the corner of Ringling Boulevard and South Pineapple Avenue, on what locals call downtown Sarasota's “quiet side” — the pedestrian-friendly southern end of the core, closer to Palm Avenue's gallery row and Marie Selby Botanical Gardens than to the density of the Quay. The taller of the two towers rises 18 stories and will hold 103 market-rate luxury condominium residences, with flow-through floor plans and panoramic views of Sarasota Bay and the downtown skyline. A second, shorter tower on the same site adds 69 attainable housing units under Florida's Live Local Act — a structure that's allowing the project to move through the city's approval process more efficiently while adding housing diversity to the block.
Adagio is being developed by a partnership of three established Florida firms — The Lutgert Companies, R&P Holdings, and The Barron Collier Companies — with architecture by Miami-based Kobi Karp, known for high-design coastal towers across Florida. Residences in the luxury tower are planned from roughly 2,200 to 4,500 square feet, with two- to five-bedroom layouts, smart-home technology, and energy-efficient systems built to current hurricane and construction standards — a meaningful advantage over older waterfront buildings when it comes to insurance costs.
The project is currently working through the City of Sarasota's development review process, with a presentation gallery opening and formal sales expected to follow.
